Iran Threatens To Take Undefined “Special Measures” To Defend Its Nuclear Sites Amid Israel Attack Prep

Iran’s top diplomat warned Thursday that his country would take “special measures” to defend its nuclear facilities if Israel continues to threaten them, raising the stakes further ahead of a new round of talks with the United States. The comments by Foreign Minister Abbas Araghchi offered no specifics on what Tehran would do, but international inspectors already have seen their access limited to Iran’s program. That’s even as Tehran enriches uranium to 60% purity, a short, technical step away from weapons-grade levels of 90%. “I have called on the international community to take effective preventive measures against the continuation of Israeli threats, which if unchecked, will compel Iran to take special measures in defense of our nuclear facilities and materials,” Araghchi wrote on the social platform X after sending letters to United Nations officials. “The nature, content and extent of our actions will correspond and be proportionate to preventive measures taken by these international bodies in accordance with their statutory duties and obligations.” Iran’s mission to the United Nations later posted Araghchi’s letter online, which included a warning to the U.S. as well. “We are likewise of the firm conviction that — in the event of any attack against the nuclear facilities of the Islamic Republic of Iran by the Zionist regime — the government of the United States shall bear legal responsibility, having been complicit therein,” the letter reads. It added any change involving Iranian nuclear sites would be communicated to the International Atomic Energy Agency, the U.N.’s nuclear watchdog. Araghchi’s remarks follow a CNN report Tuesday that described the U.S. as having “new intelligence suggesting that Israel is making preparations to strike Iranian nuclear facilities.” Israel has not acknowledged any preparations, though officials up to Israeli Prime Minister Benjamin Netanyahu have repeatedly threatened to strike Iran’s nuclear sites to prevent it from being able to obtain a nuclear weapon, should it choose to pursue one. Israel and Iran have been archrivals in the Mideast for decades. Araghchi’s warning come as the U.S. and Iran are due to meet Friday in Rome for their fifth round of negotiations over a possible deal that would see Tehran limit or end its enrichment of uranium in exchange for the lifting of economic sanctions. The U.S. will be again represented in the talks by Mideast envoy Steve Witkoff and Michael Anton, the State Department’s policy planning director. (AP)

U.S. Existing Home Sales Hit 15-Year April Low Amid High Mortgage Rates

Sales of previously occupied U.S. homes fell in April, as elevated mortgage rates and rising prices discouraged prospective homebuyers during what’s traditionally the busiest time of the year for the housing market. Existing home sales dropped 0.5% last month, from March, to a seasonally adjusted annual rate of 4 million units, the National Association of Realtors said Thursday. The sales decline marks the slowest sales pace for the month of April going back to 2009 in the wake of the U.S. housing crisis. March’s sales pace was also the slowest for that month going back to 2009. Sales fell 2% compared with April last year. The latest home sales fell slightly short of the 4.10 million pace economists were expecting, according to FactSet. Home prices increased on an annual basis for the 22nd consecutive month, although at the slowest rate since July 2023. The national median sales price rose 1.8% in April from a year earlier to $414,000, an all-time high for the month of April. “The affordability condition is clearly hurting the market, particularly higher mortgage rates,” said Lawrence Yun, NAR’s chief economist. For the past three years, sales of previously occupied U.S. homes have been at about 75% of what they were before the pandemic. The market slump began in early 2022, when mortgage rates began to climb from pandemic-era lows. Homes sales fell last year to their lowest level in nearly 30 years. The average rate on a 30-year mortgage has remained relatively close to its high so far this year of just above 7%, which it set in mid-January, according to mortgage buyer Freddie Mac. The average rate’s low point so far was five weeks ago, when it briefly dropped to 6.62%. Homes purchased last month likely went under contract in March and April, when the average rate on a 30-year mortgage ranged from 6.62% to 6.83%. High mortgage rates, which can add hundreds of dollars a month in costs for borrowers, have frozen out many would-be homebuyers struggling to find a home they can afford. Homeownership is out of reach for many Americans after years of surging home prices. The median U.S. home sales price has jumped 53% over the past six years. Home shoppers who can afford to buy at current mortgage rates are benefiting from more homes on the market when compared with recent years. There were 1.45 million unsold homes at the end of last month, a 9% increase from March, and 20.8% higher than April last year, NAR said. That’s the most homes on the market since September 2020, but it’s still well below the roughly 2 million homes for sale that was typical before the pandemic. The latest unsold inventory snapshot translates to a 4.4-month supply at the current sales pace, up from a 3.5-month pace at the end of April last year. Traditionally, a 5- to 6-month supply is considered a balanced market between buyers and sellers. One reason the inventory of homes for sale has been rising is that properties are taking longer to sell. Homes typically remained on the market for 29 days last month before selling, up from 26 days in April last year, NAR said. Prime Minister Binyamin Netanyahu on Thursday evening appointed a new Shin Bet chief, ignoring Attorney-General Gali Baharav-Miara’s directive on Wednesday banning him from being involved in the appointment. Netanyahu announced his intention to appoint Maj.-Gen. David Zini to the position, replacing Bar, who is scheduled to resign on June 15. “Zini has served in many operational and command positions in the IDF, including as a fighter in the Sayeret Matkal commando unit, commander of Battalion 51 in the Golani Brigade, commander of the Egoz unit, commander of the Alexandroni Brigade, founder of the Commando Brigade, and commander of the Training and Doctrine Command and commander of the General Staff Corps,” the Prime Minister’s office said. “In March 2023, Zini prepared a report for the commander of the Gaza Division to examine the division’s preparedness for a complex surprise event, with an emphasis on a surprise raid, and to identify weaknesses. The Senate voted on Thursday to block California’s first-in-the nation rule banning the sale of new gas-powered cars by 2035, acting to kill the nation’s most aggressive effort to transition toward electric vehicles as President Donald Trump’s administration has doubled down on fossil fuels. The resolution approved by the Senate goes to the White House, where Trump is expected to sign it, along with two other measures blocking California’s rules that the Senate is poised to pass. The House approved the three resolutions earlier this month. The GOP effort to kill the rules could have a profound impact on California’s longtime efforts to curb air pollution. The push comes after Senate Republicans established a new exception to the filibuster on Wednesday to allow them to weigh in on the issue. California makes up roughly 11% of the U.S. car market, giving it significant power to shape purchasing trends. Vehicles are one of the largest sources of planet-warming emissions. California Gov. Gavin Newsom and state air regulators say that what Congress is doing is illegal and they will likely sue to keep the rules in place. The two other resolutions would block rules to cut tailpipe emissions from medium- and heavy-duty vehicles and curb smog-forming nitrogen oxide pollution from trucks. Democrats charge that Republicans are acting at the behest of the oil and gas industry and they say California should be able to set its own standards after obtaining waivers from the Environmental Protection Agency. Republicans say the phaseout of gas-powered cars, along with other waivers that California has obtained from the EPA, is costly for consumers and manufacturers, puts pressure on the nation’s energy grid and has become a de facto nationwide electric vehicle mandate. “The waivers in question allow California to implement a stringent electric vehicle mandate, which – given California’s size and the fact that a number of other states have signed on to California’s mandate – would end up not just affecting the state of California, but the whole country,” said Senate Majority Leader John Thune, R-S.D., before the vote. Newsom, a Democrat, announced plans in 2020 to ban the sale of all new gas-powered vehicles within 15 years as part of an aggressive effort to lower emissions from the transportation sector. Plug-in hybrids and used gas cars could still be sold. The Biden administration approved the state’s waiver to implement the standards in December, a month before Trump returned to office. The California rules are stricter than a Biden-era rule that tightens emissions standards but does not require sales of electric vehicles. Biden’s EPA said in announcing the decision that opponents of the California waivers did not meet their legal burden to show how either the EV rule or a separate measure on heavy-duty vehicles was inconsistent with the Clean Air Act. Through a series of votes on Wednesday, Republicans set a new precedent for the Senate to reject the state EPA waivers with a simple majority vote, as opposed to the 60 vote threshold on legislation that is subject to a filibuster. Chicago Mayor Brandon Johnson (D) viciously attacked President Trump on Wednesday, calling him a “monster” after the Department of Justice (DOJ) announced a probe into the city’s hiring practices for potential racial bias. The investigation follows Johnson’s recent comments at a church in Woodlawn, Ill., where he boasted about hiring more Black people in his administration. “As far as, you know, the president’s animus towards women, people of color, working people, we have always known who he has been,” Johnson said during a Wednesday press conference. “This is not a surprise. He’s a monster.” “We have the most diverse administration in the history of Chicago, and he is threatened by that,” he added. Johnson’s approval rating, however, tells a different story.
